Are you a 2nd time Buyer? Selling your house while buying another home at the same time can seem stressful but the right Realtor will be help guide you along the process we do regularly.

First time buyers often have a lot of questions so I have a 30 minute FAQ consultation before they even go out and look at houses or condos.

Regardless of budget we may not find everything but if you make a list of your minimum needs we will find you a house that has that.

The wrong pictures can make you miss out on finding your dream home.

An experienced agent can preview properties for you while you are at work and suggest homes that really match what you're looking for.

Having a buyer tour and seeing at least four homes at a time will give you a real sense of what is available.

Sometimes people do not realize what size their home is, so I recommend measuring your living room and bedrooms before going on a buyer tour.

Put in an Offer

Putting in an offer simply requires you to decide how much you would like to pay for the house/condo.

My clients offers are customized to their needs and the condition of the property. Your offer can include simple requests seller painting the walls before closing.

 

Verification

When your offer is accepted, the documents are sent to your real estate attorney and your lender. If you do not have a real estate attorney, agents have more than one for you to choose from. The lender will ask you to give them more paystubs and statements. If you are getting a financial gift from a family member, your lender will give you three very important steps.

When you are under contract you should not buy a car, open new credit cards, pay off credit cards without asking your lender first or put in large sums of money in your bank accounts.

My favorite part of the real estate process. 

After a home inspection, you have to decide if you want to continue buying the house/condo, negotiate for certain things to be fixed and when you want to close.

An experienced negotiator can get the seller to see the benefits in working with you than putting their house back on the market.

Closing

Closing also Signing Day

After everything is done your lender will send us a CTC -clear to close. That means your loan is finally complete and the lawyers can schedule the day of closing. Buyers have to attend closing and your agent usually goes with you.

Then you get the keys and everyone is really happy!
